  • Applicants must be Indian citizens or groups who are permanent residents. The same applies to businesses, organizations, societies, and entities in their corporate status.
  • To sign a contract, a citizen must be able to sign it and must be of majority age.
  • The applicant, their spouse, and any dependent children should not have been granted any home or apartment in Greater Noida, either in full or in part, on a leasehold, freehold, or hire purchase tenancy arrangement basis.
  • Plots in their names cannot be purchased separately by husbands, their spouses, and dependent children; instead, they will be regarded as a single unit under this arrangement.

Processing Fee

  • The processing fees is rupees 4,000 + 18 % GST For Area(0-100 SQM) & INR 5,000+18% GST For Area (101-200 SQM) & INR 8,000+18% GST For Area (201-500 SQM).
  • The processing fee will be nonrefundable under this program.

Payment Schedule

  • The applicant must submit allocation funds equal to 25% of the plot’s total premium (after EMD/registration funds are adjusted without interest) within 15 days of the allotment letter being sent by email for the payment to be successful.
  • There will be two ways to pay the remaining 75% of the premium: The successful applicant will receive a 2% rebate on the bid price if they deposit the full amount within 60 days of the allotment letter being issued.
  • The remaining 75% of the premium must be paid within 60 days of the day the allotment letter was issued. The remaining amount must be paid in four quarterly payments of three months at simple interest (MCLR rate + 1%, presently 10%) within a year. The interest rate will be determined by the SBI MCLR rate, which is updated every six months (January and July of each year). In addition to the relevant simple interest, 3% punitive interest will be applied if installments are not paid on time.

  • Normally, no applicant will be given an extension to pay the premium amount; but, in exceptional circumstances, the authorities may provide an extension, up to a month in length, after consulting with the GNIDA CEO.
  • Prior to the remaining amount being applied to the premium and lease rent payable, the Allotter’s payment will be deducted from the penal interest and any interest that may be owed.
